Larry H, the petitioner, 111 Green Valley Drive, like to rezone to R2 to build a garage on |

the side of the house. There was no one to speak in favor or against thhe petion. M. |

gibbs gave staff report. She gave the history of the property including that it is currently |
|
zoned CD. she gave the curren dimenstions of the lot and gave the petitoner's request. |

She stated that the improvements can only be made if the zoning relife is granted. She |
|
gave IDRC comments including plannings. Compatible with surrounding land uses. |

single family uses are not permitted in CR district and as such the property needs to be |
|
rezoned. They want to build a detached garage with two additional curb cuts. The gare |
|
will meet all setback reeq. when initially built it complied with the requirements. in |
|
1968,m the lot received the vacated lot which reconfigured the lot. If the house |
|
demolished or damaged more than 50% it could be rebuilt. Staff recommends approval. |

RO - staff has no probem with the 2 curb cuts to the drive. MG nothing to code that |
|
says they cant have that. |
